Redefining the Resident Experience: Insights from Bisnow’s Multifamily Annual Conference New England

At Bisnow’s Multifamily Annual Conference New England, industry leaders gathered to explore the evolving landscape of residential design, property technology, and operational strategy. Moderating the panel “Hospitality Meets Multifamily: Elevating Design, Tech, Operations & Tenant Engagement,” Jeff Love, Existing Building Team Lead, led a discussion on how modern developments can balance tech-driven efficiency with high-quality resident retention.
Joining Jeff on stage was an esteemed panel of regional experts:

  • Matt Marotta (ICON Architecture)

  • Stephen Skolas (The Davis Companies)

  • Cameron Rapoport (Parity)

  • David Scharfenberg (Northland)

  • Todd Mikelonis (Charlesgate)

Smart Proptech vs. Practical Operations

A central focus of the discussion was evaluating today's rapidly growing proptech ecosystem, ranging from AI-driven leasing tools and smart access solutions to comprehensive resident experience platforms. While proptech offers promising ways to streamline operations, the panelists emphasized that technology must drive measurable NOI impact rather than act as a novelty.

“AI and new proptech tools are not a catch-all solution for every operational challenge,” noted Jeff. “However, when applied purposefully, efficient tools automate routine tasks, empowering property managers to focus on what matters most: rapid, personalized response to resident needs.”

Design Trends: Blending Hospitality with Long-Term Value

The panel conversation examined how multifamily developments are increasingly adopting hospitality-inspired features, including co-working spaces, wellness programming, and curated community areas tailored to modern renter lifestyles. From state-of-the-art simulators (such as full-scale F-1 or golf simulators) to private screening rooms, developers are continually raising the bar on amenity packages. However, the panel agreed that eye-catching spaces must be paired with functional long-term utility.

Some key themes arose related to resident retention, including the value of long-term utility over novelty, prioritization of human-centric service over high-end finishes, and end-to-end alignment, from site selection to design choices to proactive property management.

The Role of MEP Systems in Driving Tenant Satisfaction

A major takeaway from the panel is that resident satisfaction relies heavily on foundational building infrastructure.

“To keep tenants long-term, properly designed and installed mechanical, electrical, and plumbing (MEP) systems are non-negotiable,” Jeff reflected. “When apartments feature reliable, comfortable, and easy-to-maintain climate control, residents stay happy and maintenance calls decrease—allowing property management teams to focus on community building and higher-level operations.”

By bridging energy efficiency, proper commissioning, and tenant comfort, Sustainable Comfort continues to help developers and property managers deliver resilient, high-performing communities across the Northeast.
