Project Overview

The Petronelli is a historic adaptive reuse project located in downtown Brockton, MA, and part of the broader Enterprise Center redevelopment. Originally built in 1890 and later home to the Petronelli Brothers Boxing Gym, where Marvin Hagler trained, the building had fallen into disrepair before being repositioned as housing.

Completed in 2023, the project transformed the four-story masonry structure into 18 market-rate apartments, balancing preservation of the building’s historic character with modern systems and improved performance. The redevelopment maintains key architectural features while upgrading the building to meet current standards for comfort, efficiency, and long-term durability.

The project achieved NGBS Green certification, demonstrating how older urban buildings can be adapted to meet modern performance expectations without losing their identity.

The Challenge

The Petronelli presented a different set of challenges than a typical ground-up multifamily project. Working within an existing masonry structure from the 19th century required balancing historic preservation with modern performance expectations.

Existing conditions introduced variability across the building, from wall assemblies to structural details, making it difficult to apply a consistent approach to insulation, air sealing, and mechanical integration. As with many adaptive reuse projects, conditions uncovered during construction required real-time adjustments from the project team.

At the same time, the project needed to meet NGBS Green certification requirements, requiring coordination across design, construction, and verification to ensure that performance goals were achieved without compromising the integrity of the historic structure.

Sustainable Comfort’s Role

Sustainable Comfort served as the project’s NGBS Green Verifier, providing independent oversight to confirm that the building met certification requirements and that performance goals were carried through construction.

Their role focused on bridging the gap between design intent and built reality, particularly important in an adaptive reuse project where field conditions often differ from initial assumptions.

Verification and Documentation

SCI reviewed project documentation, assemblies, and installed systems to confirm alignment with NGBS Green standards. This included evaluating insulation strategies, mechanical systems, and overall building performance against certification requirements.

Field Observation and Testing

On-site verification played a key role in the process. SCI conducted field observations and testing to assess installation quality, identify potential performance gaps, and confirm that critical elements such as air sealing and system integration were executed properly.

Coordination with the Project Team

SCI worked closely with the developer, design team, and contractor to address issues as they arose, helping to resolve challenges in real time while keeping the project aligned with certification goals.

Building Strategy

The Petronelli project focused on upgrading performance within the constraints of an existing structure. Rather than rebuilding from scratch, the team worked to improve envelope conditions, integrate modern mechanical systems, and create consistent comfort across all units while preserving the building’s historic character.

Given the variability typical of older masonry construction, strategies for insulation, air sealing, and system integration needed to be adaptable. Solutions were developed in coordination with field conditions, ensuring performance improvements could be implemented without compromising the structure or its architectural features.

Mechanical systems were updated to support modern residential use, while maintaining efficiency and reliability appropriate for a multifamily building. The overall approach balanced practicality with performance, focusing on improvements that would have a measurable impact on comfort, durability, and long-term operation.

Results

From a performance standpoint, the building represents a coordinated effort to improve comfort, durability, and efficiency within the constraints of an existing structure. Upgraded systems and targeted envelope improvements support more consistent indoor conditions across all units.

For Sustainable Comfort, the project underscores the value of the Verifier role in adaptive reuse.
