Brookley Flats at 10 Stonley Rd is a 45-unit multifamily housing development in Boston.

Previously referred to as Stonley Brookley during early planning and permitting, the project has since been completed and is now operating under its current name. The project spans approximately 38,000 square feet across four stories and was designed to meet multiple high-performance building standards.

Project Overview

Brookley Flats was developed to provide housing that meets the requirements of several energy and green building programs. The project achieved certifications including Phius 2021, ENERGY STAR, Indoor airPLUS, DOE Zero Energy Ready Homes, Mass Save, and Residential New Construction Passive House.

Sustainable Comfort’s Role

Sustainable Comfort served as the project’s Phius Certified Passive House Consultant and Verifier, HERS Rater, and energy and green building consultant. SCI supported the project by aligning building systems with program requirements and verifying that installed systems met the necessary performance standards.

Technical Details

Walls
2” rigid polyiso (min R-12), 2x6 wood studs with R-21 fiberglass batt insulation
Windows
Amberline Windows, 76 mm triple pane (U-0.14)
Air Barrier
Continuous fluid-applied air barrier on the primary sheathing layer, protected by exterior rigid insulation
Roof
Flat roof with 4” polyiso (R-24) and R-25 open-cell spray foam cavity insulation
Slab
R-16 slab insulation with 4” EPS; R-8 at the perimeter with 2” EPS
Heating & Cooling
Ducted split air source heat pump systems per apartment, Daikin systems with 19 SEER and 11 HSPF
Ventilation
One Panasonic FV ERV with 84% sensible recovery efficiency per dwelling. Zehnder ERVs with approximately 80% sensible recovery efficiency serve the common areas and include a summer bypass feature.
Hot Water
Unitary electric resistance hot water system
Solar Electric
Roof-mounted solar photovoltaic system producing an estimated 46,604 kWh per year
Additional Features
Structural thermal break details at garage columns where they connect to steel beams, as well as at balcony connections
